As part of the registration process for our property alerts, we collect personal information. We use that information for a couple of reasons: to tell you about stuff you’ve asked us to tell you about; to contact you if we need to obtain or provide additional information; to check our records are right and to check every now and then that you’re happy and satisfied. We don’t rent or trade email lists with other organizations and businesses.

Our investments are considered exempt from the auspices of Section 21 of the Financial Services and Markets Act (2000) with regard to extending financial promotions to the open market, wherein the promoter is not considered to be an authorised and regulated entity on the grounds that they may only make approaches to specific persons who must certify themselves as being from the definitions specified under the Financial Services and Markets Act 2000 Financial Promotion Order (FPO) 2005.
Such persons include:
(a) Such individuals who are defined under article 19 of the FPO as ‘investment professionals’, namely “authorised persons; persons exempt in relation to the promotion of investments of this nature; persons involved ordinarily in investing in unregulated schemes; governments, local authorities or international organisations; or a director, officer or employee acting for these entities in relation to engaging in investment activity” (providing that any such communication is extended directly to the director, governing officer, or acting agent or representative (i.e. employee) serving in this role or capacity, and when serving in this capacity, they are deemed to be actively involved in the said entities’ participation in financial investments of this nature.)
(b) Those persons falling under the terms and provisions of article 48 of the FPO (namely ‘certified individuals of high net worth’): deemed to be an individual investor who has signed, within the ordinances of a specified 12-month period formally ending on the date specified by any prior contract or communication, a formal statement as given in the terms specified in Part I of Schedule 5 of the FPO;

(d) Those persons falling under the auspices of article 50 of the FPO (termed ‘sophisticated investors’), namely any individual who has obtained a prior certificate, written within the previous 3 calendar years, from a regulated financial entity which confirms that he, or she, has been assessed and deemed to be sufficiently knowledgeable of financial matters, so as to fully understand and comprehend the inherent risks associated with engaging directly in any activity relating to real estate investments of this nature, and which has been signed within a (one) calendar year, terminating on the date on which the relevant communication has been executed; i.e. a statement made under the terms specified within article 50(1)(b);
(e) Those individuals falling under the remit of article 51 of the FPO (namely ‘self-certified sophisticated investors’) who are deemed to be those persons, or person, who have signed, within the 12-month period terminating on the date on which the specific communication was related, as governed under the terms specified within Part II of Schedule 5 of the FPO;
(f) Any other person or persons to whom the promotion may otherwise lawfully be disseminated in accordance with the auspices of the FPO. As such, the investment opportunities afforded by this website are only deemed to be available to such categories of person, or persons, as detailed within the clauses delineated above, and any individual or persons who fall beyond these categories, as detailed, should refrain from considering the extant content of this website as representing a promotion to themselves.
